Renting a Flat in Mumbai: A Step-by-Step Checklist

4Diwari Editorial · 31 October 2026

1. Fix your budget

Account for monthly rent, maintenance, the security deposit (commonly several months' rent in Mumbai) and any brokerage.

2. Shortlist and visit

Use filters for BHK, furnishing and tenant preferences, then book visits through 4Diwari so the owner can confirm a time.

3. Verify the owner

Ask for the society share certificate or index II and confirm the person you are dealing with is the owner or an authorised agent.

4. Agree terms in writing

Rent, deposit, lock-in, notice period, maintenance and who pays for repairs should all be written down.

5. Registered leave & licence

In Maharashtra, leave and licence agreements must be registered. Use a legally compliant provider and pay the applicable stamp duty and registration fee.

6. Police verification

Tenant police verification is mandatory in Mumbai. Many providers complete it with the agreement.

Never pay a token before you have visited the property and verified the owner.
