RERA registration
Under-construction projects must be registered with MahaRERA (or your state's RERA). Check the registration number on the regulator's website.
Title and encumbrance
Have a lawyer check the title chain and confirm there are no loans or disputes on the property.
Approvals
Commencement certificate, approved plans and, for ready homes, the occupancy certificate.
Costs beyond the price
Stamp duty, registration, GST (on under-construction homes), society transfer charges and home-loan processing fees.

Use the EMI calculator on any sale listing for an indicative estimate. Your actual loan terms depend on the lender.
